VAT Reclaim Service
Sorry, due to a family addition, we can't prepare any further VAT claims for the time being.
There's no doubt that preparing your Self Build VAT claim is a hassle. With busy weekdays and weekends where there’s always something else to do, some people just do not have the time to prepare their claims. With the three month deadline the HMRC impose on the scheme; there’s a risk that some people won’t get the refund they’re entitled to.
If you’re short of time, please consider using our Reclaim Service. Please also consider that the HMRC are quoting a turnaround of three months to return refund cheques. Along with the three month time limit, it could be as long as six months from the date of completion before you actually receive a cheque. We can help minimise your wait as our target is to return your paperwork to you within a week.
The only things left for you to do will be to (at most)
• add your completion date (pages 1 and 3 of the Part 1 form)
• add your move in date (pages 1 and 3 of the Part 1 form)
• sign and date the declaration (foot of page 1 of the Part 1 form)
• post your claim to the HMRC
We’ll do our very best to claim as much of a refund as we can. Incidentally, your refund cheque is sent directly to you and not to us. We charge a flat fee of £500 for the Reclaim Service.
We won’t include items where we know for certain that you can’t claim for them i.e., furniture (other than kitchen items), service fees, cookers & fridges etc. But if there is any doubt whether you can reclaim the VAT on an item, we’ll include it. You can only make a single claim, so we work on the principal that it’s best to include as much as possible and let HMRC worry about whether a specific item is included in the refund scheme or not.
What you should expect from us.
• Printed forms for Parts 1, 2A, 3 & 4. Completed as much as they possibly can be.
• Printed ‘Part 2A’ reports listing the quantities of items used and kitchen items.**
• Printed ‘Part 3’ reports listing the items from VAT separated invoices.
• Printed ‘Part 4’ reports listing the items from non VAT separated invoices.
• Copies of the above, so you have a record.
• Your invoices sorted the same way as they are ordered in the reports and placed into folders so that the VAT inspector can check them quickly.
• An acknowledgement that we’ve received your package and a receipt for your payment.
• That everything is returned to you via Special Delivery (a next day, traceable service).
• That your claim is returned to you in a strong, double walled box with bubble wrap and printed labels that can be re-used to send everything to the HMRC
• That we are honest and professional, and treat your paperwork and claim with the respect and confidentiality it deserves.
• That we will do our best to maximise the amount of the refund you are entitled to.
• That we would not share, give away or sell your data or any other information about you or your claim.
• That your claim is as fully prepared as we can make it, leaving you with a minimal amount of work to do before it can be submitted to the HMRC.
• That our mission is to impress the pants off you and leave you with a warm, fuzzy feeling when your refund cheque falls onto your doormat.
We would need the following from you.
• All invoices and receipts – even if you believe you can’t reclaim the VAT on them.
• All of your credit notes – these need to be deducted from your claim total
• A copy of your floor plans (including any garage) – the HMRC paperwork requests floor areas for the new dwelling and any garage.
• Your name, address of your build (your address, if different to your build address), telephone number and an email address for queries.
• A cheque (made out to Wannano Limited) for £500
• Please post these Special Delivery (a next day, traceable service) or Recorded Delivery to Wannano Limited, 6 Pathfinder Way, Warboys, Cambs, PE28 2RD.
Please don’t just pop everything in the post, either call or drop us an email and we’ll be able to confirm when we’ll be able to prepare your claim. We work on a first come, first served basis, but will try our best to complete and return claim packs where clients are short of time due to the HMRC deadline.
** We can only prepare this report if the invoice for your kitchen and utility room breaks down the kitchen units. Should your invoice state something like ‘1 x kitchen’, then please approach your supplier and ask them for a break down sheet (the HMRC will want this no matter who prepares your claim).
